Real Estate Development and
Property Management

The core activities of the company are ownership, development, and management of commercial real estate properties. Currently, the major project of the Company is the refurbishment of 24 Lagoumitzi str., a five-storey office building in a revived neighbourhood in the south entrance to Athens center. The approx. 3.000sqm large building benefits from close proximity to Synggrou Ave. the main access to Athens downtown from the South, unobscured views of the Acropolis, and easy access to the nearby FIX metro station.

Although the property was originally constructed in 1979, it has undergone a major facelift over the past five years, with both its exteriors and interiors, as well as its overall infrastructure being significantly upgraded.

The area is also bouncing back mostly thanks to a boost in tourism, and in particular the opening of a number of new hotels in walking distance (the Grand Marriot, the Atheneum Grand Hotel, the Atheneum Suites, the Atheneum Smart Hotel, and the Athens Avenue Hotel) next to existing landmark hotels such as the Atheneum Intercontinental, but also due to the recent utilisation of residential properties through the shared economy (AirBnB, Booking, etc.).

The area is also developing into a major culture hub with the opening of the nearby National Museum for Modern Arts, the Onassis Cultural Center (SGT), and the Stavros Niarchos Foundation Cultural Center (SNFCC), to name but a few.

The property hosts the Company’s headquarters, and the Athens Prometric Test Center, with the remaining space operating as serviced offices managed by Regus, the global leader in office solutions.

Other projects

ATHENIAN REAL ESTATE INVESTMENTS have also been involved in the upgrade and lease of a prime retail space in the up-market area of Glyfada. In particular the company has leased a 500sqm-large retail space in one of the most-sought-after streets, and has subsequently entered a long term sub-lease agreement with a major high street brand.

Previous major projects included the 2007 acquisition and upgrade of 15 Kifisias Ave. office building valued at EURO 4.7 million, which after being rented out to a state agency, was resold in 2008.
